However, poor people don't volunteer as much to sit on city zoning boards.

Hi @William Munoz - I know this was posted over a year ago but were you able to get any feedback on the mobility zone program?

What kinds of challenges can I expect once receiving MF zoning for some raw land on busy strip in developing a 32 unit or so garden apartment complex?  

Where can I  find Zoning Rules in my area?

The false zoning is something I found out during my due diligence process.

I now run a building department and have been on the government red tap end of the spectrum for about 10 years.

I plugged in the numbers on my personal residence and realized that it would not cash flow based on being in a flood zone and my interest rate is under 4%. 

That always sets off red flags for me.
