So that would then mean that you could only put properties under contract that you can/could afford to close on...or at least to maintain a clear conscience that you are doing something ethical.In theory wholesaling requires little or no money, but you really shouldn't be doing it without cash to close or a pre-approved mortgage for $x that you could tap.I get it that it may be rare, but at least starting off, you won't have a large, (proven) reliable and buyer network.

@Josue Vargas - I've used only Rentometer, which for my area has proven to be pretty accurate (especially if you have a Pro account), and results compare well to other sources like Craigslist, Zillow, Trulia, Realtor.com - and what I actually end up getting for my units.

There are certainly asset protection benefits from buying in an LLC, but for a Canadian, there are tax implications.The CRA does not recognize an LLC as a flow through entity and you will therefore likely find yourself paying taxes twice.
