If you invest in Minneapolis for whatever reason, expected higher returns, estimated appreciation, etc. you do so with "eyes wide open" to the political and regulatory reality of Minneapolis.

The reality of Section 8 in most areas is that the waiting list is so long that unless one of them is already on a waiting list, it will be 2-7 years before they advance to the head of the line and get a voucher. 

The reality is that good tenants can make a so so property last forever, while bad tenants can crack your ceramic tile flooring, punch holes in your solid wood doors, and break your brand new windows inexplicably.

I usually break it down into 5 pillars of asset protection (though in reality there are many more...)1st pillar is avoiding unnecessary and risky activities (don't drink and drive, insurance generally won’t cover your poor decisions) and take good care of your investments - these simple steps will help you prevent lawsuits before they even occur.2nd pillar is a good insurance policy as that cover the majority of your exposure.

I'm not trying to sound overly harsh but this is reality.

That is not reality 2- frankly the deal sucks.

In reality the best way to find deals is through directly working with sellers and referrals because the less people involved in the deal the less people holding their hand out for a paycheck.
