Out off the 10 showings, 7 people have asked I lower the rent because its high based off on Zillow and propose $1,150 or lower........ 

As for the comps that show their proposed value of $365K and you can compare them against the ones that you used to come up with a value of $290K.  

For instance, if there is a cap on fees chargeable for a given task (such as you cannot charge more than $10 to produce a newsletter -an actual term from one of the Uniform Acts floating around out there), make sure that your proposal does not violate that.
