We are experiencing some slow down on the seller side (less homes being listed as we head into the Holidays) yet buyer demand is as strong as ever with all price points tracked under a week on the market.I have 8 flips going on right now and normally I am hesitant to do too much work in November and December because we end up listing in January and February.

Yes, the most recent inflationary report wasn't good, but there are also signs that growth could be slowing and per Yellen inflation should dissipate somewhat next year (her guess is as good as yours or mine though, IMO).

Also, I am very interested in adding a second bath upstairs and/or doing something more productive with the wasted community space connecting the stairs and upstairs BRs (ie- add a bathroom here or create a 4th BR).

While I can understand some of the desire for rent control there are other more practical and productive ways to assist families in need of housing (IE fix the broken section 8 programs around the country)  I would prefer however that all of you out of state investors get out of "our town" so that the prices can go back to normal for us locals, which should in turn help keep rents down a bit locally .....

. - They say that if the area you are in is on a waitlist vs active coverage (check the map here), you may experience slower speeds... basically from my understanding, they can slow you down vs other residential members. - I have no idea if I could transfer my Starlink RV account to a residential one when the time comes.
