Anyway we settled on a price of 35k which is excellent as that price is even under the SEV of $37 ($79,000) so so far I'm winning!

I agree it's good to shop for the best price and the best product for your rehabbing needs.  

The property is a rental.I know this loan product is available. 

After reading about the HouseFlippingSpreadSheet on J Scott's web site I am thinking about buying it since I am planning on doing my first rehab next year.J's recommendation goes a long way IMO but I was curious if anyone else has any suggestions or advise about this product or any other similar products they use and recommend.

Well actually your discount rate (the rate at which you can reinvest profits) is hopefully a lot higher than inflation, so you should tack on a bit... without firing up Excel let's say you need to hit $70k per year cash flow.Lets tack on a bit for your lost opportunity cost/hurdle rate and say you need to make $80k per year cash flow.

You may want to compare some of the local turn key product with what you can buy off the shelf.These are not rocket science type purchases.
