The things I am considering:In favor of Option 1: The principle - I hate the mind set of people who don't take responsibility , believe they deserve to get everything for free, live in your property for months without paying rent or bills, and won't even discuss settling a debt.

I invest in distressed real estate, corporate bonds and various stocks.  

I have read of crafty people changing jobs strategically just to get at the 401k cash to move into a SD-IRA to buy houses vs being stuck in the stock market.  

I've owned plenty of stock but mostly inherited.

It will be appraised with the local single family stock of the neighborhood because the mortgage industry sees anything under 5 units similar to a SFR.

You wouldn't walk up to a successful hedge fund manager and say, teach me all that you know about stocks, without him expecting something in return.  

It doesn't make sense to reach out for a few extra points of yield, if you're risking losing 20% or more of your investment in the next downturn.Another 20% should generally be invested in traditional markets (income-producing stocks with dividends, bonds).

I feel the seed money can be better used in property investment than traditional stock investing.

It is always hard for me due to factoring in my time (managing property vs managing stock).
