Part of Florida's mechanic lien statute:713.06 Liens of persons not in privity; proper payments.—(1) A materialman or laborer, either of whom is not in privity with the owner, or a subcontractor or sub-subcontractor who complies with the provisions of this part and is subject to the limitations thereof, has a lien on the real property improved for any money that is owed to him or her for labor, services, or materials furnished in accordance with his or her contract and with the direct contract and for any unpaid finance charges due under the lienor’s contract.

Joanne There are insurance companies that will insure more than 10 properties on a personal umbrella but it can be tricky based on the companies providing the underlying insurance, the makeup of the portfolio, the state you're in, etc.

You'll figure out more questions as you talk with other agents and brokers.One last piece of advice, its not the end of the world to change brokerages later (beware, some to many brokers seem to take this personally).

1. probably the easiest and least complex options - also should not be really any more cost than opening a single member entity tbh...ensure that dissolution clauses are properly drafted for you both being on title2. for one rental property, this is overkill (although there are many people that will say you need to do this...the maintenance and cost of a trust for one rental property is likely not profitable) 3. personal name with good insurance policy if you're worried about liabilityHappy to go over ideas.
