creative downpayment strategies

Hello, I've been thinking about future investments and trying to come up with different ways to raise the downpayment money for properties. Are there different ways to involve your friends and family by having them give you a certain amount of money to help with the downpayment and giving them back a return? Maybe over just a couple of years of owning the property and using the cashflow for their return? Curious of what other investors have done, thank you.
