There may be things they [i]want[i] done, such as a new kitchen, and they said they would add a covered patio right away, If they had to pay a contractor, that might be 5K and up, but they would be doing most of the work themselves--according to him, so materials and permit only, not labor.

i.e. after final punch list, after you've had all inspections from permits you've pulled, after the property is under contract and buyers home inspector inspects it (I assume that's too long to wait), or some other wayI am having contractors looking for payment before I am comfortable paying, so I want to know what recommended practice in this area is.thanks for any help

Smoke detectors are a good one (Although if you're getting permits, lack of smoke detectors will cause you to fail a final inspection from the city 'round these parts)Other good ones - wire an outlet backwards.
