I found a perfect property - for personal residence that I would really like to own.

And these were tenants that had great credit and perfect background checks.He said that while technically the law only applies to evictions due to a nonpayment of rent and theoretically a landlord could still evict for other reasons, it's a moot point because courts aren't hearing any eviction cases for any reasons short of them literally burning your house down. 

As someone said, there is no substitute for learning from doing, so don't wait for the perfect scenario before getting your feet wet.

If you know what the Tenant can and can't get away with, that helps.Also, I would suggest looking into Government backed rental programs like Section 8. 

As someone who is extremely active in the Atlanta market, my piece of advice would be to work on perfecting your deal analysis in terms of speed and efficiency.

That's a perfect balance you'd be able to achieve and there are people who even do out of state BRRRR's if you don't want/can't be as hands-on anymore.
