Local court is not accepting any new paperwork until at least May 1 (when current moratorium ends), which leaves me pretty helpless currently.

And like everyone else has mentioned, definitely speak to your RE attorney and have them draw up the right paper work. 

I might add that there is not washer and drier hook ups but there is coin laundry which according to the paperwork brings in an additional 70 dollars on average a month.

Hey I was was wondering what is the best way to get all the paper work for things like lease agreements form ,employment verification form landlord reference form, tenant acceptance form, and etc.

Just going by previous experience we had a seller tell us all of the tenants on a multi family unit were all paying on time and never had any problems only to find out he'd fudged the paperwork to show they had been paying and when we did walk through of the property everyone was on their best behavior.

We’re excited and expecting it to be a lot of work but trying to plan out as much as we can before paying to register the paperwork.
