Personally, I would take a contract off a wholesaler without my lawyer didn't draft/review it.The easiest way for you to wholesale it is to put in under NOI (the verbiage of "and/or assignee" is common in these documents) which will outline the general terms and then you can hand it off to a buyer that will take the negotiations from there.

It's nothing fancy... just three pages outlining my vision, goals, criteria, etc... but it's given me much needed clarity. 

@Amit Dave You can start your LLC like you have done in the past, just ensure you have a good operating agreement, since your working with a partner it will outline what each of you will be doing and how you disperse the funds.

If you have no listing agreement with her, either get one in place with her that outlines the duties and responsibilities of the parties, or get a new agent.

Also outline everything before hand is just a good thing to do.

Aside from the reasons you outlined above, there will undoubtedly be unexpected situations in which having a real estate license could benefit you.
