LLCs

Hello, First greatly appreciate any advice! I am a 16+ year tech entrepreneur. I have an awesome place in park slope Brooklyn that gets great tenants and solid rent. That was our primary property that we lived in till we had a kid and moved out to NJ. We have a pretty nice house with good equity in Nj. Having been doing tech companies for so long I have started several LLC's over the years. I have always we used a company like Csc or webfile or something like that. I am just reading the books on investing and have a partner, we each have pretty good assets which we naturally want to protect. The book talks about forming an LLC the "right" way. Is a simple online formation not appropriate? Properties will likely be in NJ and or Philly or FL where we have quick access to be there in person. Hope the background helps explain my viewpoint any specific notes are appreciated. Thanks! And if anyone has tech questions happy to help/answer/reciprocate!
