Now, ironically I do not care much about their credit score or income or even bakruptcy because I hknow that Section 8 is going to cover most if not all of their rent.If they pass the criteria I have outlined above, then I pass them on to my PM....yes it my cause me being vacant an extra 3 or 4 weeks, but to get the right section 8 tenant in there, I'm OK with that.

., I would have served the tenant with a Cure or Quit notice - they painted the condo, which they weren't allowed to do and never asked, installed a kitchen backsplash that had to be pulled off the sheetrock, they stained the kitchen cabinets, they spray painted something on the patio and left a red paint outline, etc.
