One option is to keep the home and use a Home Equity Line of Credit (HELOC), which can preserve the low interest rate and leverage equity for investments.

To answer your question (which is a good one), I am trying to make my searches efficient. 

Demoed the whole house except one wall added 3 extra bedrooms 2 bathrooms customer fixers raised ceilings a pool and many more details.

I'm not necessarily looking to purchase all the properties in one go but would like to start with at least $5mil for the first set of acquisitions.  

For example I did a level 2 rehab on one of my rental properties and it cost me about 39k.

Rochester is great for investment and the prices are decent to get a duplex (4 bed, 2 bath min total).One concern though, when people who are not contractors say they are good at home improvements, they aren't usually as good as they think and their value isn't higher, it's actually lower because of unpermitted renovations or personal cosmetic choices.

My only chance is that no one bids at the auction, if I wanted to bid at an auction I wouldn't have bought the lien and I would have gone to tax deed states... this sucks.

It’s been a while since I’ve posted - quick update:- Purchased condo in 08/2021, fixed it up and it’s been fully leased since 11/2022- Purchased 2 unit in 10/2022, currently living in one unit and renting the otherI’ve gotten my feet wet, bumped my head, learned a lot - but ready to add to my portfolio.
