List of rules, list of charges (i.e. calling to plunge a toilet or clear a drain clogged by hair will be a XXX charge).I do have language in rent due/considered late specifically stating: rent must be RECEIVED by the 5th (post marked does not count), since you get people mailing it out on the 5th then being upset you consider it late.The easiest for me was when I started having tenants pay though Venmo.

Absent any proof that the renter caused this damage, or language in the lease that makes the tenants responsible for these types of repairs, I (as the landlord) would pay for this.

Regardless of the exact language, if they simply ignored those requests you likely have a case for either damages or perhaps suing them to perform (but, of course, I'm not an attorney).

Ideally, I think that the local German equivalent of a title company might be best, but I have no idea what the RE closing process in Germany is so I don't know whether they have such a thing, or if all closings are done by attorneys.Bottom line, the seller has no access to a computer, and there's some language barrier, so I'm looking for someone local to the Seller to help me and the US title company by hand-delivering documents and probably assisting with translating on a conference call or two, for a fixed fee (not an agent's commission).Any suggestions for something like this?

If you recently received an official appraisal at 250k, take that to a local bank, any local bank (so not the Wells Fargos and US Banks of the world but the smaller banks local to your city) and ask them for a first-position HELOC on the property.
