. -- Think about it, a giant tub of equity that you can constantly go to and use for 7-10 years from open.If you put all the positive cash flow from 10 rentals into paying off 1 of your HELOCs -- you now have a paid off HELOC ...... rinse repeatAll the equity  $$$$ you made are completely available -- unlike with a mortgage -- and you don't need to go through the loan process again

I have a question for the seasoned landlords...How do you handle it if a tenant calls you about an issue that they feel is an emergency (which may or may not be an actual emergency) and you are not able to go over there immediately.
