You mention you have no experience in these types of parks and your first deal you want to take down 100.When I was working for a GC we did a condo project for a developer who never developed a building before and he sold his company (it company) and used the entire amount to develop real estate.He ended going bankrupt because his inexperience with his experience and his designers and every mistake they made was multiplied by 150 since that is how many units there were.

Character references are a waste of time because their friends and family will say that they are great people no matter what.

We needed a larger home for our family, that would be functional for multi-generational living with our kids and our parents.This is our forever home family compound, so we have no intention to sell and hope to continue improving and creating new streams of income from the property.How did you find this deal and how did you negotiate it?

If you want to work with investors, no brokerage will help you do this at all.

As for waiting on prices to drop, I wouldn’t hold off—if the numbers work, jump in.

I wouldn't want to buy a house today with an ADU plan in mind only to find out that it wouldn't work once guidelines change later on. - From what I understand, just because you can build an ADU by right doesn't mean you can build whatever structure you want.

After 2 years of renting it out we tried selling it to make our money back at no profit but not selling at that price over the summer ($500k), we bought it at $380k and put in $100k of reno's. 

No experience and no skin in the game will also be an issue with the lender.
