I have very strong negative feelings towards that method of trading.

The numbers don't make any sense even in a low interest environment (because the loan constant is going to be higher than 6% and therefore you will have negative leverage).

However working at the credit union, I do understand there are a lot of people out there who can't seem to grasp the concept of a budget.As far as my parents go, I certainly do not take them for granted.

Creative financing and other concepts are way over my head at this point.  

They alway have an excuse or negative comeback when you're letting them know that it's possible but they just have to take action.

Just my two cents.....I would recommend that you write down the necessary tasks in your business that 1) you like the least, 2) make you the least amount of money for your time, 3) do not negatively impact your competitive advantage if outsourced, 4) are easily transferrable and teachable to others, and 5) would free up your time to work on more profitable tasks.

So far a lot of the agents I've interviewed don't understand the concept of wholesaling and Flipping houses for profit.
