Do we establish a notarized contract and nothing more?

The assumption package provided by the current mortgage holder is fairly straight forward except that it states we need a "sales (assumption) contract between seller and buyer."  

I was wondering where do you get the contracts that you use? 

But this way you can also sell homes and take a commission instead of just assigning contracts 

Even though it was turnkey, we still found issues with the contracting work that was done and was able to get the seller to address those major issues even though it was being sold as-is.

I actually have a property under contract but after walking through it and re running numbers it's not cash flowing at all.

I am curious how other investors here operate in terms of assigning contracts, double closing, assuring they get paid, contract specifications, and so forth.Would love to hear from Indiana investors but all feedback is welcomed regardless of your location! 

If you have a contract to buy a house, you can market that contract or assign or sell that contract.

We have a property management company in town and could help you through some different recourse steps:- Make sure to look through the management contract you signed to see what recourse actions have been put in there for this specific situation- Make sure to look at any invoices that were input into your owner statements/portal and see if these checks were made out to actual contractors or were made for legitimate expenses.

What kind of contract/agreement should I use to put this in writing?
