I actually am looking at RI properties and the multi families are really moving so quickly you have to make quick decisions because they leave the market in a few days.

Looking to make another move and not sure what the best investment option is from here, as well as the best lifestyle choice.

@Klavish FarajAs mentioned not sure ones that will pay for the licensing - I know some if you are an existing employee and want to move up will pay for it or others may reimburse the cost or annual fees if you work for them but most won’t pay for it upfront

I plan on doing a cash-out refi to get that tax free money back outI'm not doing a 1031 because I'm moving to Georgia after this sale and have a lot of other moving parts to think about.

@Bryce Kennebeck not sure how moving to an LLC impacts your ability to take the primary residence tax benefit.

Purchase price: $180,000 Cash invested: $5,000 Bought it as a primary residence, moved out of it after a few years, and converted it to a rental property.

We used to live upstairs but we moved and now the upstairs is vacant.
