Sell house or try to rent

We bought our first house, a fixer upper. Have put a lot of love into it and re-done pretty much everything. We have money to put into a new property, and we'd like to live by the beach. We can't decide if we should sell our house and use the proceeds to buy a primary residence near the beach. Or, if we should try to rent it out. We went a little overboard on the remodel for a rental. We also put the foundation to build an ADU, but aren't sure if we should keep putting money into this house or get back to living by the beach. We put an offer on a duplex in Oceanside and Encinitas, but fell out of escrow due to repairs. Looking to make another move and not sure what the best investment option is from here, as well as the best lifestyle choice. We would love to live by the ocean, but it is pricey. We currently live in Poway. Also don't want to work forever and having some cash flow would be awesome even if takes a few years to get. Any thoughts from senior investors??
