Vacant dwelling coverage can be written with theft coverage with a few companies but again they may also require safeguards.  

We'll just keep moving forward as best we can.  

I'm considering selling the property, but the financial numbers don't seem to justify this move.

If I gave you a range of $25 -85 and told you it depends on the specific trade, location, type of construction, density, number of stories...Knowing the costs of all the pieces is useful, but is a moving target.

It currently is tenant occupied until October 2024 and after they move out I plan to use as a short term rental.

Rents will likely start to increase again in 2025 is my thought, but you probably can't wait until then to buy as home prices will have moved up again.   

in addition these value adds are typically on a different timeline than an ADU addition garage conversion (my last rehab was my most expensive ever and took 2 months and one week from guest move out to guest move in).  

Our management company has interviewed vendors our there that have capabilities, using AI, to verify authenticity of certain documents, including ID's.
