I give that type of info to my accountants, they understand the goal, tell me how to put it in QBs, and make it happen and it is generally pretty good plan.

In general, there is no vicarious liability for a landlord for the actions of his tenant or his tenant's children.  

More general question is HOW do I accurately find out what the cap rate for an area/property should be?

I think in general the school of thought is that rents tend to go up along with home price appreciation because it is all based on the demand for housing in a particular area. 

Hi BP,I've heard too many horror stories on property management companies that are not doing their job properly (i.e. do not provide best advice on hazards, termites, do not try to save money when it comes to minor and major fixes around the house and in general do not act as the owner proxy and serve his best interest).From one hand, for 10% (especially on low income neighborhoods) I realize (but not understand) that I can not expect property manager to take care of my house as its own.

Hey BP community, I just recently purchased a duplex in Tulsa Oklahoma and while it's in fair shape generally, there are several smaller projects around the place that need to be taken care of.

Generally most landlords prefer the tenant pays for all utilities.

I am getting started purchasing rentals in a rural and generally poor area where we live.
