Additionally, I would get a mentor, attend your local REIA's (if your not already doing that) read your local tenants rights and landlords responsibilities manual. 

How do you find a mentor?

Find a house, talk to mentor, he'll talk to contractors and stuff and give you a price of how much it'll be to fix it, talks to the owner see how much they want, talk to a hard money lender and if they ask for a down payment go to a gap lender.

Apologies if this kind of post borders on 'asking for a mentor', but the thought of contacting individuals posting on the subject seemed more intrusive than making an open request.

I am looking for training/mentoring/advice.

I have a job lined up with a broker who is well known in the area and will help me learn and grow.. a mentor type.

On the flip side, you only really need to find the ONE person who will become a great mentor and help you jump to the next level.

Attend your local REI meetings and even see if you can shadow or be mentored by someone.  

When I first entered into learning about real estate, I found a mentor who told us to own nothing and control everything. 

I want to be the example, the mentor and the catalyst for new ways of living.
