How about a thread dedicated to social media so that people can share how they use these tools in business and life?

They lack teh ablity to find real deals with real spreads necessary to complete a sale to a buyer.

I am interested to see what you are all doing regarding social media advertising.

If I've missed this feature somewhere, forgive me, but it would nice to see a "news feed" of our colleagues' posts, questions, answers, etc, like other social media platforms.

You can do this by word of mouth, or you can invite your friends by email, and even import them from your other mail services.3 - Linking to BiggerPockets from your other social networks; bookmarking our articles, blog posts, and other content through social media like Twitter, Facebook, LinkedIn, Digg, Tip'd, etc.; blogging about BiggerPockets on your own, off site blog; sharing BP with people you connect with on other communities.4 - Support the site by visiting our sponsors/advertisers, upgrading to a PRO account, or by donating to the site.5 - Write to your local paper, business magazine, and other media and tell them about how BiggerPockets is helping you and others better themselves.

This is not a good deal even for an owner occupant.If you can get a loan modification, the most likely outcome would be to get that 18K tacked on the end, or to get to spread out paying that $18K over a few years.
