Also ask your agent if there are any factors on the house (age, not updated, location, etc.) that is affecting the rates.

I had been doing everything on my own for the past 10 years, and felt I needed to expand into a physical location to get support staff and grow my business.

For example, is property A looks like a good deal from a cash flow perspective, but it is located in a local market that I have to determined to be on the decline, then perhaps it's not as good as it seems on the surface.

I had a client once mention his lender was analyzing the location & property...it was confusing to me, so he was probably using hard money also.

There are other ways to increase your rent payments by on-site amenities, it's accessibility on it's frontage/or primary road, it's location that is close to a good accessibility to many businesses, and the parking that they get or have to use.' or any other value-add item. 

Based on this, I might change the toilets to the more efficient ones that uses 1.6 gallons per flush.By contrast, for my SFR located outside New York City, we have various municipal water utilities.

After my rehabs they all rented out approx. 1-2weeks(except1) - market rentsThese were located off Bingham rd, in southgate, and off Graham/Strickland rd.
