In terms of debts, I agree with @JoeHammel - A title company is the best resource to check on all liens which could be contractor, IRS, bankruptcy, local utility bills or property tax, child support, etc.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it.We have a 12 page management contract that we've added our real experiences to over the years, with the intent of protecting both us AND the landlord.

It is neither right nor wrong, just a big change.If you go all-in on that route, you will be paying a bit more and have all of your real estate time back as you will have much less involvement.
