Even if it did, it would happen 100x less than in your regular 12 month lease situation.Unfortunately, I've experienced both of those things in my traditional rentals.

We had written leases, and towards the end of my stint renting rooms, I only offered month-to-month leases.

Back in January I needed a place to stay because of work, so I found an apartment and signed a 1 year lease. 

Bring copies of the lease and the 3 day notice and the hearing should only last a couple of minutesAfter you are awarded possession, it is not over yet. 

However, if you do a good job of leasing it up quickly and can demonstrate a few months solid financials, then you should have no problem refinancing.

We will probably wait until 5/1, when we are set to have the tenants in place sign our lease to apply since it's only valid for 60 days.

The thought occurs to me (and maybe just for discussion):Why not change the lease to a yearly lease and not a monthly lease so the money is yours from day one?
