Like some of the others on this thread, I am new to Tax Lien investing and recently found the US Tax Lien Association as well. 

I do not agree with those saying "just move on", and here's why: they will undoubtedly do this again, and we, as landlords, owe it to our fellow LLs to help each other.Although you may very well never collect the money owed you (But you also may get at least some, read on to see why)....there is another bigger reason to go through the Small Claims process.

I dont think these things are hard and fast.. to me look at whats left after the rent is paid is it enough to really live on.So if rent is 5k a month for instance that means tenant needs 15k a month in income pretty standard .. well that tenant now has 10k a month to live on.. most people can make due on that.so if this tenant came to me and only made 10k a month  2X the rent I know they have another 5k a month to live on so sure that works.where this is important is in lower income low rent areas were rent is say 800 a month and 3X is 2400 minus rent leaves 1600 a month for EVERY thing else can you live on 1600 a month ???

I don't all sleep well with debt, so I'd pay down debt first.

I have done multiple fix & flip projects as well.

We have had so much appreciation in the last 2 years and rents haven't quite kept up.

All around Jackson, Conway and North Conway you can find some great SFR's, Townhomes, and smaller cottages that get a lot of traffic 365.You have 5 main Mountains to Ski/Snowboard/Tube plus lodges all in that area as well as a great off the beaten path town filled with coffee shops, Bars, Restaurants, Ski shops, Outlets, Mall, and a  Main train station that goes all the way up into the White Mountains.

If your goal is to get in the game, have a profitable investment, and build a team to set you up for future growth- the Allentown market will treat you well, even in its current state.
