Hey Ian, there is an investor who can get the job done, the rates a bit higher though. 

I have also considered just getting an Investment Property loan and dealing with the less favorable rates and terms.

It’s come to the point now where I have started GC’ing jobs for some investors in the area and sincerely enjoy GC’ing jobs.

The husband qualifed with his income alone, the wife did not make enough to qualify on her own.  1.

So what was the lesson? 

Considering the high prices of other lots in the area, many have said I got a great deal.The land I bought has a 2-bedroom, 1-bath house that was listed as 550 sqft but is actually 750 sqft; the records just weren't updated with the city.

Something to be aware of.We've filled vacancies at our medium-term rental in Denver in January before, but had trouble in November and December, so I don't know if the winter is tough or if its simply the holiday season.I'd be more interested in buying the right place whenever it comes up.

I have found a couple but they want me to insure my primary as well as the rental.
