Any seller can instruct their Agent to accept any offer even if the Agent disagrees.In a retail transaction, the seller at the least has the assumption of a Trained legal expert to give them their opinion, but is not obligated to accept it.  

The networking with other investors and REI classes to help you get started are a whole lot cheaper than the Rich Dad training they offer. 

So two separate items 1) deeded fee or common ownership 2) tax or assessor parcels.

Do you have a list of due diligence items to check on?

In my area, they were active 6-8 years ago, and that train left the station a long time ago.

Next item is recognizing an ADU addition, even hands off, requires a lot of work.  

Either the seller isn't interested in my "walkaway" number or I go binding and find there is a laundry list of items that I'm not interested in.
