Well, if it's "I have a stable job of 7 years, only 2 people living in apartment, great landlord work & personal references, have better than all your requirements, savings, a package right here with all my paystubs, prior tax returns, references, and bank statement, and I'm ready to secure the deposit now and move in on the move-in date..

A bank would probably be happy financing 75-80% of this deal with the seller picking up the rest, although they say that they want to make sure you have skin in the game, they want to be in 1st mortgage position and make sure they don't have their neck's out too far.I would first run your numbers and see if it even makes sense to pursue prior to asking about owner financing or carry back.  

It will, however, give you leverage to get the purchase price down on the property, prior to rehab.Unless the repairs are so extensive that they interrupt my margins, needed foundation repairs would NEVER prevent me from purchasing a property, if it's a good deal.

When deciding to lower the asking rent amount because you've received no bites, do you contact prior interested prospects to advise of the rent reduction?  

Prior to that I just went, knew I needed cheap and winged it.
