I am selling home there after initial repairs on July 8th. 

I’ve never dealt with this situation but I agree to step it up and involve a lawyer immediately Hopefully can recoup your money faster and move on

I think she’s in the perfect position to sell via owner financing but I’m not savvy enough to give her the step-by-step.

Initial cost is driven by home buyers making it too high and rent is rarely sufficient to cover expences.

I'm looking for advice on what to do as a next step in my investing journey.

There is a home that is currently under the initial processes of Foreclosure.

I know that there may not be a science for this but I thought wouldn't hurt to ask the question:  Just for initial planning purposes is there a way to come up with a swag at annual capex number for a class B apartment as a ratio related to its NOI, price, on-going maintenance costs, or some other parameter, way before you go on with a full due diligence?

But the sellers have already accepted my non binding initial offer of $350k and I'm wondering if I should risk lowering my offer?
