I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or loose money in any market.

@Michael Noto@Natalie Kolodij responded first and put it succinctly, no manner how busy a self-employed individual is, they always leave time for marketing each week, otherwise the business will not survive.

It doesn't make sense on any one of the houses individually, but as a package the appreciation is phenomenal and makes sense in the long run.

He doesn't like to clean his house and smokes like a chimney but he's not leaving food around, he's not interfering with anyone, he's not damaging the property beyond the surface cosmetic damage that's already been done, and he's not harming himself.

Maybe from a builders association or rental association, or just individual landlords as interested parties joining together as a formal cooperative to manage their properties, provide shared resources, screen tenants and mitigate issues among other things?
