Seems every time I get one of these "free" or "Online" they make assumptions I don't think match mine and most have some math errors, even if minor.In addition, you can do forward-looking things like skew of pricing vs. return/CFBT and modeling with what happens is you increase rents 2%/5%/10% annually.

By my rough math, you could probably own 6-8 single family homes here, with just a pure buy and hold strategy using only the equity from your primary residence.

Andrew I'd suggest doing a ton of homework.. spend every min of free time listening to podcasts/books/webinars/etc., analyze 1,309,038 deals and learn learn learn and save save save.. prepare yourself for when the real opportunity presents itself.

hey yall, I am a part of a team of wholesalers that I love, I am in charge of the disposition of properties; here is my current issue, I love my team they have helped me grow but after been at this for a couple of months I don't feel that I am growing anymore is more like repetition which cool however I want something more than 10% of the spread, I've done my homework in other niches, there are some that I want to try out; as of now I am low on capital to do my own fix and flip also have no idea how to get one done.
