Expensive legal counsel helps immensely of course.Although, there is still a school of thought that only the actual moving of dirt creates inventory and recording a plat is simply codifying best and highest use.

I believe you should go off the partnership agreement.For instance a partnership (whole lot of them) had a hole in their partnership agreement (drafted in the 80s) where the management company (the person who created the partnerships had his own) could charge a set fee that would increase each year for some services.

Knowing who negotiates in good faith and who is an a**hole,  knowing who can close and who wont (This extends to accepting offers with financing from certain lenders) all lends weight and credibility to the offer, or detracts from the offer.

Granted the RR has been fairly consistent between 5-10% and even up to 15%, some neighborhoods have been more adamant to meet and negotiate deals (which I believe stems from the demographic, average age of the residential area, and simply the culture of the neighborhood) My skill sets and insight into print marketing has been key in building an emotional response, and thus providing qualified leads.
