I am currently in the same dilemma but I didn’t want to post same question all over again, but have been researching to see what options will be better for me.

However, I’d love to start with wholesaling my dilemma is that I don’t know where to find investors to start and clients.

My wife and I are blessed with our health, jobs we enjoy, a lifestyle beyond our expectations, four fine children and, oh yeah, this is bigger pockets, a fine portfolio of rental properties.

If you don't have public sewer access, then you must rely upon onsite disposal and that can be limited by the soil types on your land, the size of your parcel, onsite well for water, conservation area requirements, set-backs, and the county health department or State environmental department granting a permit for onsite septic.

If you set a system of I'm going to workout x amount of times per week that 20lb goal will come and will stay in place and health will continue to succeed. 

He's put $300k into it and is now in poor health and can't complete it.

Kevin, Thank you for your descriptive response and that is exactly came to realize and it is exactly where i am currently stuck at. so for me i have 2 choices 1) buy a crap property and rehab it in a bad neighborhood where my payments will be less than a civic 2) pay full price for property ( i need to save up then) loose a lot of cash 3) pay 50% down, ill loose a lot of cash 4) wait ... ill pay a tonne on rent Hence my dilemma. 

My dilemma is, do I use my capital I've saved to buy a primary residence, or continue renting and start buying rental properties.

Good soils, soil health, proper drainage, climate, etc. would be contributing factors to high value land for agricultural use.
