Retirement home for sale before it is finished being built.

Alright, so I received a call from a 75 year old gentleman who responded to one of my 'We Buy Houses' bandit signs. He began building a retirement home for he and his wife a few years ago. He's put $300k into it and is now in poor health and can't complete it. He just wants to sell and get back his $300k. He says it was estimated at $500k ACV (after completion value). Here's what I DO know: 6,000 ft, Solar powered, sits next to a lake on 5 acres. Has anyone dealt with a situation like this?
