Hi looking for a GC for a gut rehab project. 2 story/ 4 bd / 4ba SFR. 

Purchase price: $295,000 Cash invested: $35,000 Bought the 2 bed 2 bath condo in 2019 with 3% down at 295k (+was given an $8k closing credit) and lived in it for 2 years exactly then spent 1 month gutting all the old carpet to lay LVP, repainting, and doing new shower and light fixtures, sinks, etc (about $25k).

My first instinct is to say no, because I’m renting out a single family home not opening a line of credit,  and not sure why they would request a corporation apply instead.

The down payment will be around 45k and closing cost will be around 12k and Reno will be around 150 gut job to get a high arv.

Gut it out, or sell/cut your losses and move on.

My instinct was correct and I was able to get the Seller to agree to an offer of $30k under the asking price.

Not going to be so easy to get a good one that will gut it out for top price.

I am 100% with "gut feelings" even though I do not show properties until I have an application. i still make sure to see and meet every single tenant.
