My thinking was after getting the property under contract, instead of the normal contract assignment with assignment fee I could use the seller financing option and have the buyer make enough of a down payment to satisfy the price in the original agreement of sale and have monthly payments with interest paid to me.Thanks,Daniel

The PM charges me 13% flat rate (so not lease fee no renewal fee no upcharge on services etc etc) which works out for us.

A few other items to note: I'm pretty sure there are rules against brokers and salesperson sharing fees with a non-broker/salesperson in many contexts.

If they are motivated at that time to redeem, they will also have to pay your legal fees for the ejectment.If you have a tax deed, you can just give some sort of deadline in the letter and file ejectment after the deadline expires.
