Jose, while you are considering insurance options, don't forget to factor in the things property owners may not control.  

The "why" really isn't a factor.

The stuff I see on Zillow and Trulia just don't have the COC and total ROI numbers needed once I factor in things like property management, vacancy, repairs, etc. 

A 3 ton unit is not too small for an 1800 sqft building again depending on insulation factors also age of windows.

There's lots of factors that go into an insurance quote.

hi everyone, thanks for the help in advance. i just bought a 4 bedroom 2 bath three story property in augusta GA. in the basement is a perfect place to simply put in a door and a lock blocking it off from the rest of the house and living there while i rent out the 2 top floors.the two top floors have a kitchen, dining room, great room on the main floor and on the top level 2 bedrooms and a bath. rentometer gave me a score of $900 a month for a 2 bedroom 1 bath, but it is not factoring the 2 stories, dining room and great room. so my question is, because of two stories, the dining room and the great room how much will that allow me to increase rent by and how could i find this for myself in the future?

Two major factors contributed to our decision; The way COVID was affecting the market in Austin at the time we were ready to sell, and a very generous offer from our contractor to foot the bill for the remaining property repairs, since we remodeled the whole darn thing, with the idea we would pay him back after closing and would sell through a realtor he recommended.

We first went with sell and put the house on the market in the first week of August 2021. wo major factors contributed to our decision; COVID inflated values by crazy margins and our contractor offered to foot 12k of the repairs to make the property sell ready if we use his GF as realtor.
