Where it really accelerates is if you typically don't spend all your monthly earnings and you have money left off after all monthly expenses and that money stays in the HELOC.

But even if they do, the tenant could still argue that I am the one who borrowed money to finance the real estate so i am commingled.

First, you are paying interest on the existing mortgage, then you will cash out the equity and start paying interest on that money.

Everything I have read says I wouldn't get a 2nd conventional loan right away even though my numbers are excellent (credit above 800 and over $500k in my 401k with a monthly pension).
