You live in the property so it forces you to gain property management skills, there are a ton of low down payment loan options available which makes the barrier to entry low, and you can live for free or almost free.

Some of those older homes were built with MLM suites and multiple entry points, with some creative blocking off and smart locks you can turn your primary into a STR cash machine.

You'll find that with condos, the entry point might be a bit lower, but they won't appreciate the same as a house and a lot of the money goes to condo fees.

When I enter any revenue or expense associated with a property, I make sure the correct Class (property) is assigned to each entry. 

It is confusing and the barrier to entry in the loan officer world does not seem to be very high, so use your best judgement and talk to a few.  

I am not convinced that soaking into the concrete is the method of entry, but if it is, you can always water proof the concrete.

You got to look at the big picture, bookkeeping is not only data entry, but knowing accounting, software, the ins and out of real estate transactions and recording it accurately.
