I am really committed to this as I think it is within my means and a job I believe I can make some side money from.As this is my first entrepreneur venture, does anyone have tips/advice for marketing or getting customers?

There are 2 options, one send 1 collection letter to the debtor instructing them to pay you directly and informing them that the debt will be reported to the credit bureaus.

Find a better cleaner, get a WiFi thermostat and change your check in instructions and you’ll fix your only problems in an hours time. 

That tends to make the instruction list longer than typical. 

They will also reduce the "many" applications to just a few according to your instructions.

(Btw, the tenant’s problems with some of the operations was MYFAULT, I neglected to provide written instructions which would have negated any issues).
