I used to allow two-year terms until I learned that about 80% left early.Another issue: many renters will ask for a longer term as a means of jumping in line ahead of other interested parties, or to entice you to let them in with less scrutiny.

@Michael Plaks I figured he wasnt able to take against other income, and a cost seg that produced bonus depreciation etc would still help.
