The big additional thing you must excel at as a wholesaler is finding motivated sellers with equity where you can negotiate a win-win-win scenario for the seller, your end buyer, and yourself.

How can i structure this deal to be a win win fir all?

The former Treasurer had good intentions, but no skill for the role and that lead to so many special assessments that could have easily been avoided if the reserve fund wasn't treated like a joke.

I'm really trying to learn and explore my options as I won't be putting my home up for sale for another 6 months and could easily take another 3 or more to sell.

Because they will generally lose, or at least they don't really win.

These things can easily draw you into the drama and expand into a major issue in your life.

 (3000 units added in 2015 and 5000 units slated for 2016) Well, when they were built, they were built as condos and can easily be converted now that the housing stock is back to a reasonable level.
