Best way to get the best rates is to go through a professionalPeople tend to think brokers make loans more expensive when in fact most brokers have relationships with lenders that allow them to keep the rates the same as they would be if you went to the lender directly Just my advice (Disclosure I am a loan broker)

@John Hagen absolutely, Texas has been moving in the right direction. 

You don’t need a wholesaler.....list it, sell it directly to the rehabber that’ll be cleaning it out anyway. 

See if you can find your local real estate investment group, there will be people there who can point you in good directions.
