I live in Hawthorne, around 25 minutes out from the city and waterfronts like edgewater, hoboken, etc. are being dominated by all cash buyers and multi-family developers.

East Broadway is definitely not a "super hot" area but I think it could be in 24 months or so when all of the new development is done.   

As you've already found out, this is the best site in the world for all things real estate, development, etc.

This will allow you to connect with folks who know the areas you want to invest well and allow you to develop a relationship with them to obtain private lenders.

The biggest competition after rehab will be new construction developments.
